The proximity to some great restaurants and shopping. The front desk clerk was very nice and informative.
I am very sensitive to smells and it smelled as if the non-smoking room was smoked in and then oversprayed with some very bad deodarizor. Super uncomfortable bed.

Seemed noisy. The vibration mode phone in the room next door kept waking us up!

We asked for a quiet room and the two desk attendants put their heads together to find what they thought would be the quietest room possible.
Given it is a downtown hotel, many weekend partiers rent rooms for the weekend. It could be noisy if one is unlucky enough to be roomed in the area of late nighters. It's for this reason that the check-out time is 1:00.
